The Most Expensive Callback in Gulf South Construction

Ask any general contractor in Louisiana, Mississippi, or South Alabama about their worst flooring callbacks and moisture will come up immediately. Adhesive failure. Bubbling sheet vinyl. Cupping hardwood. Delaminating LVP. Mold under carpet.

Moisture-related flooring failures are among the most expensive and contentious problems in Gulf South construction. They typically surface months after substantial completion, when the building is occupied and the contractor is long gone. The resulting disputes over responsibility — was it the product? the installation? the substrate? the building envelope? — are costly for everyone involved.

Most of these failures are preventable. Here is what GCs and architects need to know.

Why the Gulf South Is Different

The Gulf South climate creates moisture conditions that are genuinely more challenging than most of the country. Relative humidity regularly exceeds 80% during summer months. Concrete slabs — particularly ground-level slabs in Louisiana and coastal Mississippi — are subject to ongoing moisture vapor transmission from the soil below. Buildings that are closed up during construction without climate control accumulate moisture in the structure.

These conditions don't just affect flooring. But flooring is where moisture problems become visible, because most flooring systems are sensitive to moisture in ways that structural systems are not.

The Three Sources of Moisture That Cause Flooring Failures

1. Slab moisture vapor emission

Concrete slabs emit moisture vapor continuously as they cure and as groundwater moves through the soil below. This vapor transmission rate — measured in pounds per 1,000 square feet per 24 hours — varies with slab age, concrete mix, ground conditions, and season.

Most flooring adhesives have a maximum acceptable moisture vapor emission rate (MVER). Exceeding that rate causes adhesive failure, which manifests as bubbling, delamination, or complete bond failure.

The fix is straightforward: test before you install. ASTM F1869 calcium chloride tests and ASTM F2170 in-situ probe tests both measure MVER. Neither test is expensive relative to the cost of a flooring failure. Yet they are routinely skipped on Gulf South projects, particularly when schedules are tight.

2. Relative humidity in the building

Flooring systems — particularly wood-based products and dimensionally sensitive resilient flooring — acclimate to the ambient humidity conditions in the building. If flooring is installed in a building that hasn't been climate-controlled to occupied conditions, it will expand or contract when the HVAC system is activated and the building reaches its design humidity level.

This is a particular problem on Gulf South projects where buildings are closed up in summer without climate control. The interior humidity can reach 90%+ during construction. Flooring installed under those conditions will shrink when the building is cooled and dried to occupied conditions — causing gaps, buckling, or adhesive stress.

The solution is to bring the building to occupied temperature and humidity conditions before flooring installation and maintain those conditions throughout installation and for a minimum period afterward.

3. Construction moisture in the substrate

New concrete slabs need time to cure and dry before flooring installation. The standard recommendation is 28 days of curing plus additional drying time, but Gulf South conditions — high ambient humidity, limited ventilation during construction — can extend the required drying period significantly.

Lightweight concrete toppings and self-leveling underlayments also need adequate drying time. Installing flooring over a wet topping is a reliable way to generate a callback.

Product Selection for Moisture-Prone Conditions

Not all flooring products are equally sensitive to moisture. For Gulf South projects where moisture conditions are a concern, product selection matters.

Luxury vinyl plank and tile — particularly products with a rigid core construction — are among the most moisture-tolerant flooring options. They don't absorb moisture, don't swell or shrink significantly with humidity changes, and can be installed over substrates with higher MVER than most other flooring types. Sheet vinyl — properly installed with appropriate adhesive — provides a continuous moisture barrier that protects the adhesive bond from above-slab moisture. For applications where moisture is a significant concern, sheet vinyl is often a more reliable choice than tile formats with grout joints.

A Practical Protocol for GCs

Before flooring installation on any Gulf South project:

  1. Test the slab — ASTM F1869 or F2170 test at a minimum of three locations per 1,000 square feet
  2. Verify building conditions — confirm that the building has been at occupied temperature and humidity for a minimum of 48 hours before installation begins
  3. Check the product specification — confirm that the specified product's MVER tolerance matches the test results
  4. Document everything — test results, building conditions at time of installation, product lot numbers

This protocol adds a day or two to the schedule and a modest cost for testing. It eliminates the risk of a flooring failure that could cost ten times as much to remediate.
